Facts/Information Regarding Aspen Lakes Estate Owners’ Association
Size of Development, Lot and Home Size:
- 115 lots, each about 1 acre in size, with most of them bordering the golf course.
- Aspen Lakes is over 80% built out.
- Homes range in size from 2,500 s.f. to 6,500 s.f.
Aspen Lakes Golf Course:
- The Aspen Lakes Golf Course is owned, operated, and maintained as a public course by the developer of Aspen Lakes (Cyrus family entities).
Aspen Lakes Utility Company:
- Domestic and Irrigation water is furnished to Owners by Aspen Lakes Utility Company, an Oregon State rate and service-regulated utility owned and operated by the Cyrus family.
Owners’ Association Properties:
- The Aspen Lakes Recreation Center includes a community room, a fitness room with exercise equipment, swimming pool, spa, and kiddie pool that is operated in the summer, bathrooms, showers, and an office.
- Tennis/Pickle ball, and basketball courts.
- 4.1 acres of Common Area.
- Cul-de-sac landscaping and entry gate (3) operation.
- 3.1 miles of private roads.
- Dues are reasonable ($132 per month) and are collected quarterly.
Homeowner Activities in Aspen Lakes:
- Annual events: Firewise Clean-Up Weekend (spring) and the Annual Homeowners’ Meeting (fall). Plans to expand annual events are in progress.
- Homeowner committees: Social, News and Communication, Covenants, Facilities, Safety and Firewise.
- Activity groups include Hiking and Snow-Shoeing, Book Club, Poker, Kayaking, Bike Riding, Bunco, Pickleball, and Crafting groups.
Design Guidelines (DG):
- Design and development of homes must follow the DGs.
- DGs are administered by a Design Review Committee (DRC) consisting of Aspen Lakes homeowners.
- The DRC is the contact point through construction and final acceptance of a home, including landscaping.
- The DRC is also the initial contact point for violations of the Design Guidelines for completed homes (if a matter is unresolved after initial contact, then the matter is referred to the Board of the Homeowners’ Association. Example: unauthorized landscape feature).
Covenants, Conditions and Restrictions (CC&Rs):
- Aspen Lakes is subject to CC&Rs, nothing unusual about them.
- The homeowner’s association enforces the CC&Rs (example: owner’s dog running loose) and as stated above, also enforces the DGs when necessary.
